Residential Mortgages...

Low Down Payment Mortgages...
  • Perfect for first time home buyers.  Designed with affordability in mind.  If you have less than 20% down payment on your home and need to borrow as much as possible of your home's purchase price. Lower income and credit scores requirements make it easier to close.  We also offer flexible ways to fund your down payment or closing costs.​

Government Mortgages...
  • FHA (Federal Housing Administration) Loans provides an alternative to conventional financing. Perfect for borrowers with limited money available for down payment and lower FICO scores than typically required.  FHA loans allow you to choose a fixed-rate or an adjustable-rate loan.

VA Loans - 
  • 100% financing at competitive rates and low monthly payments for veterans and active service members and their surviving spouses.

  1.  You can choose 100% financing for the purchase of a 1-4 unit primary residence with no down payment (up to county loan limits).

  2.  The seller can pay most loan costs as part of the purchasing agreement up to 4% of the reasonable value of the property.

  3.  You have the option to choose a fixed or adjustable1 interest rate.

  4.  There is no penalty for prepaying your VA loan.

  5.  No monthly mortgage insurance payments.

  6.  VA mortgage loan amount up to $1 million is available with equity and/or down payment (ask your loan officer for more details).

  7.  Loans are available for purchases of primary residences only.

  8.  There is a required funding fee which may be financed.

HUD Loans 

offer conventional financing to pay for  homes in high cost areas without having to take out a higher interest jumbo mortgage. Loan amounts up to $765,600. for a one unit property in designated high cost areas, as defined by the U.S. Department of Housing and Urban Development.  Available for purchase, rate/term and cash-out refinance on primary residences, second/vacation homes and investment properties.

USDA Rural Development Loans 

provide flexibility in designated rural 1 areas including low down payments (and sometimes no down payments), seller contributions up to 6%, flexible terms (ask you loan officer for details).

Native American Loans 

Custom designed for on or off reservation property, existing or new construction.
